Fee: 4% of the gross lease or $1,500, whichever is greater
Retainer: $500 upfront, refunded if the landlord pays the fee in full

Our rental representation fee is 4% of the gross lease amount or $1,500, whichever is greater. In some cases, this fee can be partially or fully negotiated to be paid by the landlord, and any portion the landlord does not cover is the tenant's responsibility.
A $500 retainer is due upfront, with the remaining balance due upon move-in. If the landlord pays the fee in full, your $500 retainer will be refunded to you.
